Quick Answer
There is no official national price for a home warranty, and most companies do not publish plan prices. They quote by address. The only public range we could trace is $350 to $900 per year ($30 to $90 per month), which Cinch cites from ConsumerAffairs (June 2025), with an average of $67 per month. Service fees are separate: $100 to $150 per visit in the AHS sample contract and in Cinch’s own article. Treat these as a rough guide and get written quotes.

One Documented Example: AHS Price Sheet for Texas
AHS has a Texas pricing sheet for real estate (buyer and seller) plans, titled “TX 2024 AHS PricingSheet”. It shows no effective date, so treat it as an example and not a current price list.

Typical Ranges Cited Publicly
Cinch’s cost article (June 3, 2025) quotes ConsumerAffairs: $350 to $900 per year, $30 to $90 per month, and an average of $67 per month. The same article groups states by annual cost: under $550 in states such as California and Washington, over $650 in states such as Alaska, New Hampshire, New York and Rhode Island, and mostly $550 to $650 elsewhere. What Affects Home Warranty Pricing
- Location: prices and plans vary by state.
- Home size and type: in the AHS Texas sheet, condos cost less than single-family homes.
- Coverage choice: systems, appliances or both, and the item limits of each plan.
- Service fee: a higher fee can come with a lower price, and the other way around.
- Add-ons: roof leak, well pump, septic and pool coverage are priced separately.
- Contract length: see the next section before you assume a discount.
Service Fees: The Cost Many People Miss
The service fee is paid on top of the plan price. In the AHS sample contract it is non-refundable and due when you submit a service request (Section 13.B). Cinch says its fee covers sending a contractor, the first diagnostic visit and the report to the warranty company so a coverage decision can be made. If you file several claims in a year, fees add up, so include them when you compare.
Is a Longer Contract Cheaper?
Not always. In the AHS Texas sheet above, the 2-year price is exactly double the 1-year price for every plan, so there is no discount there. Other companies may offer one. Ask for the per-year price on each term in writing, and compare it with the 1-year price before you pay for more years upfront.

- ✓ Check item limits and the yearly cap. A cheaper plan may pay less per item (the AHS sample lists a $50,000 yearly cap and lower limits for items such as well pumps).
- ✓ Include the service fee for each visit.
- ✓ Read the exclusions, especially pre-existing conditions and maintenance.
- ✗ Do not assume the lowest price is the best deal, or that a longer term is cheaper.
